Sasha Kaplan and I met at Parker Pilates and we liked each other right away.

She is tall, beautiful, beautiful, smart and a real hajduk to tell you. As I got to know Sasha more and more through Pilates, we made friends and I learned so much about real estate from her.

Today, Sasha is at The Skinny Confidential to discuss the most important questions buyers and sellers should ask, the latest escrow scam, and what to look for in the right sales agent.

Without further ado, we welcome Sasha Kaplan to the blog.

Introduce yourself to the Skinny Confidential Community. Tell us your whole life story!

Sasha Kaplan: Hello! My name is Sasha Kaplan, I grew up in Malibu, California. You wouldn’t find me on the beach on the weekends as a kid, I’d be riding a horse. I went to Malibu High School, after 9th grade I moved on to independent study.

After modeling and traveling back and forth to New York, I finished school. I modeled until I was about 21 and had amazing opportunities traveling around the world! I searched for my next time and turned to real estate! I thought that would be the best of both worlds.

Tell us something about your experience in real estate.

SK: Background … well, I took a course to learn all the laws and rules and then passed the state exam! Immediately after obtaining my license, I interned for a large team at Hilton & Hyland. I quickly realized that working for someone else was not for me … I moved brokerage houses to Coldwell Banker, found an amazing mentor named Josie Benjamin, and the rest is history. After I moved to CB I knew the properties were created for me.

What are your three top three tips for buying a home in today’s climate?

SK: Be patient.

Identify your top priorities when buying a home.

Get advance approval from a good lender.

What advice would you give to the seller?

SK: Prepare your home to be as attractive as possible. Hire the right agent to market it properly and best expose your assets. Don’t buy commission, buy quality.

At the end of the day, you have to trust your agent to get the job done.

Also, there are currently no open houses, so marketing is key.

There are a lot of scams going on right now, can you talk about it and tell us how to avoid it?

SK: It happens everywhere, and these criminals are smart. Wire fraud is the real thing, and there are horror stories about funds being sent to the wrong place. During escrow, string instructions will ALWAYS come directly from the escrow to the customer. Be sure to call and confirm with your escrow agent before sending money.

If it feels wrong, it probably is, contact your agent. That’s why we’re here !!

What are some things that people don’t know how to look for, but should look for when buying a home?

SK: This is good … have an authorized physical inspector do the inspections for you. Don’t assume the whole picture is what you see.

Buyers should also explore schools and neighborhoods on their own. Find out as much information as possible about the whole environment of the property.

What is the key to finding a good real estate agent?

SK: Find someone you connect with and trust. After all, for most people, this is the biggest purchase of their lives. So it’s important to work with someone you trust 100% and trust them to walk you through the process.

What questions should we ask when hunting at home?

SK: You should ask the sellers …

What repairs or upgrades have recently been made to the home.

And what kind of permanent maintenance is needed…. Maybe sewer or land maintenance.

Since you are such a hot real estate agent, we need to know your beauty tips and tricks. It’s off topic, but we need to know! Tell everyone about the product you recommended to me in Pilates.

SK: Ha! So I’m obsessed with taking care of my skin. I wear sunscreen every day, even when it’s cloudy and hydrating every night. I recently fell in love with Charlotte Tilbury flawless filter – gives you a a dewy, flawless finish. I like to use it under a colored moisturizer, and then again as a means of highlighting the cheekbones.
